What we do

Propersafe coordinates independent verification of property, land, and construction matters in Abuja, Nigeria, on behalf of buyers. We engage vetted professionals — lawyers, surveyors, quantity surveyors, and site engineers — to carry out agreed checks and we deliver their findings to you in a written report. We work exclusively for the buyer: we are not realtors or developers, we take no commission from any transaction, and we never handle your purchase or contractor funds.

What our reports are — and are not

• Our reports present the findings of the professionals engaged on your case, with a plain-English assessment, as at the date of the checks.
• They are provided for your information to support your own decision. They are not legal advice, financial advice, or a guarantee of any transaction's outcome, and they do not replace independent legal representation in a purchase.
• Findings depend on the accuracy and availability of public records (such as AGIS and court registries) and the information and documents you provide. Records can change after the date of a search.
• The free pre-payment risk analysis is an indicative, preliminary read based on your self-reported answers and is not a substitute for the verification checks themselves.

Engagement and fees

• Submitting an enquiry or risk analysis request is free and does not commit you to anything.
• Before any paid work starts, we confirm the scope, timeline, and fee in writing. Work begins only after you agree.
• Fees cover the verification work performed. Because checks involve third-party professionals and search costs, fees for work already performed are not refundable.

Your responsibilities

• Provide accurate information and genuine documents, and tell us about anything material to the checks.
• Use our service for lawful purposes connected to a genuine property interest.
• Make your own final decisions. Whether to proceed with, pause, or abandon a transaction is always your call.

Liability

We carry out our work with reasonable skill and care, and we select the professionals we engage diligently. To the maximum extent permitted by law, our total liability arising from any engagement is limited to the fees you paid us for that engagement. We are not liable for decisions you make, for the conduct of parties to your transaction, or for losses arising from inaccurate records or information provided to us.

• We may update these terms; the version on this page applies from its "last updated" date.
• These terms are governed by the laws of the Federal Republic of Nigeria.
